When is a building permit required?

Minor repairs of buildings or structures, the cost of which shall not exceed two thousand dollars ($2,000), may be made without obtaining a building permit; provided that, all plumbing, electrical or mechanical work covered by adopted Model Construction Codes, shall require an appropriate permit. Construction of accessory buildings under one hundred (100) square feet in area may also occur without a building permit; provided that the structure cannot have any water, sewer, or electrical hook-ups, and the structure is not constructed within any dedicated road or alley right-of-way, or in violation of the zoning ordinance.
